What the Numbers Say This Week
The current active listings indicate available properties for buyers to consider. With 28 pending listings, it shows that contracts are still being written, which is a positive sign of activity in the market. Closed sales of 22 homes reflect the transactions that were completed during this reporting period.
The sale-to-list price ratio of 0.99 suggests that sold prices are closely aligning with list prices, indicating that homes are selling at near their asking prices. The average days on market is 13, which contributes to understanding how long homes are typically listed before going under contract.
What This Means for Buyers
Buyers should take the time to review the active inventory carefully. With properties currently pending, it’s important to note that those homes are no longer fully available. Evaluating the price and condition of active listings will help in making informed decisions about potential offers.

Jason’s Take
There are homes available, and contracts are still being written. That tells me buyers are finding properties they are willing to move forward on, but the weekly totals do not tell us that every price range or neighborhood is behaving the same way.
The averages are useful for context, but I would not make a buying or selling decision from the averages alone. The specific home, its condition, its price, and the competing listings matter more.
