What This Means for Buyers

Buyers should carefully review the active inventory and be aware that pending properties are no longer fully available. It is important to compare individual listings by price, condition, and location rather than relying solely on averages. Understanding the sale-to-list behavior will also be beneficial when considering offers.

Jason’s Take

There are homes available, and contracts are still being written. That tells me buyers are finding properties they are willing to move forward on, but the weekly totals do not tell us that every price range or neighborhood is behaving the same way.

The averages are useful for context, but I would not make a buying or selling decision from the averages alone. The specific home, its condition, its price, and the competing listings matter more.
