Right now, we’re seeing that sellers need to be realistic about pricing. Homes that miss on price are sitting without much traction. The first few days of showings matter a lot. If a home feels high for its condition, buyers are passing without a second thought.
What This Means for Buyers
For buyers, it’s important to act quickly on homes that are priced well. With a strong sale-to-list price ratio at 0.99, if the house makes sense, buyers should be ready to make competitive offers. Avoid the overpriced listings, as they likely won’t get the attention you might hope for.
Buyers are definitely moving on homes that are priced correctly. When a property hits the market at the right price, I’m seeing offers come in quickly. However, if a home feels overpriced or isn’t in great condition, buyers just aren’t interested.
Sellers really need to focus on getting their pricing right from the start. Those who test the market with higher prices are not seeing much action. Early feedback from showings is crucial; it tells us what’s resonating with buyers.
Keep in mind that the first few days matter a lot. If you want to attract buyers, your home needs to shine right out of the gate. This is not a market where every listing gets the same response.
