In many cases, once a Grand Rapids home is pending, the seller is focused on getting the current deal to closing. Some sellers will not entertain backup offers. Others may be open to a backup offer if the current deal has inspection, financing, appraisal, or home sale contingency concerns.

What Is a Backup Offer?

In this market, the better move is to keep tracking new listings, stay ready, and use pending homes as information. If several homes like the one you wanted are going pending quickly, that tells us something about demand, pricing, and how aggressive we may need to be on the next one.
